Responsible for the overall management of plant operations including, but not limited to: building maintenance, mechanicals, HVAC, equipment, renovations, housekeeping, etc., in addition to the management of the department supervisors and frontline employees. This position is also responsible for overseeing construction projects, to include overseeing construction procedures and ensuring that projects are completed in a timely and efficient manner.
As a legal and moral responsibility, immediately reports all witnessed or suspected resident abuse, neglect, exploitation or misappropriation of funds to the department director.
Assists in ensuring the safety of staff, residents, and visitors by identifying potential safety hazards to immediate supervisor and following all emergency plans (i.e. evacuation, hurricane, etc.)
Complies with all company policies and procedures.
Supports Mease Manor's mission, vision and all customer service standards.
Honors Resident Bill of Rights.
Plans, develops, organizes, implements and directs the policies, programs, and activities of Plant Operations.
Develops policies and procedures necessary to carry out the approved objectives of the department.
Develops, implements, and maintains quality control measures to assure that Mease Manor residents receive superior services. Provides adequate training to staff for this purpose with emphasis on customer service and work quality.
Plans and prepares department's operating and capital budget for equipment, supplies and labor. Controls costs using sound judgement in budgetary decisions.
Assumes overall responsibility for planning and timely completion of all special projects as they relate to the department, including but not limited to building systems, space reconfiguration, grounds and building improvements.
Oversees the hiring and retention of department employees. Directly or indirectly supervises all department employees.
Establishes and maintains a preventative maintenance program for all sections of the department.
Responsible for setting up and carrying out a service program for all company vehicles and lawn equipment.
Collaborates with engineers, architects, etc. to determine specifications of construction projects and obtain permits and licenses from appropriate authorities.
Plan all construction operations and schedule intermediate phases to ensure deadlines are met.
Maintains a deficiency-free climate by keeping abreast of local, state and federal regulations as they pertain to the department and integrate with other departments.
Responsible for training staff in regards to state regulations and being prepared for annual and biennial regulatory surveys.
Coordinates the department's services and activities with other departments to assure a smooth flow of operations.
Ensures 24-7 coverage for the facility.

Required Knowledge, Skills and Abilities
Ability to collect and analyze complex data.
Ability to communicate effectively with residents, staff and vendors and exchange accurate information, both verbally and in writing.
Ability to operate a computer and other office equipment.
Ability to develop and maintain effective interpersonal relationships with employees and residents. This position is highly visible amongst Mease Manor residents.
Knowledge of business and management principles involved in strategic planning, resource allocation, human resources modeling, leadership technique, production methods, and coordination of people and resources.
Skill in monitoring/assessing the performance of self, other individuals, or organizations to make improvements or take corrective actions.
Education & Experience:
Bachelor's degree in Engineering, Building Science or relevant field strongly preferred. Relevant experience in lieu of a degree would be considered.
Experience developing, maintaining, and meeting budgets. Knowledge of direct and indirect costs in addition to analyzing the timeline of capital projects, and day-to-day activities.
Construction project management experience required. Ability to manage complex projects including implementation of new systems, new mechanicals, renovations, building construction, etc.
In-depth understanding of construction procedures and material and project management principles.
Industry experience-hotel and/or "high rise" experience greatly valued due to the knowledge of the complexities with buildings as large as Mease Manor.
