Sr. VP/Director of Development, the opportunity The Sr. VP/Director of Development is responsible for growing the Development business in order to assist LCS to reach its overall strategic vision. In addition, the incumbent oversees all development activities including solicitation of new work, pricing, personnel, project development and strategic direction and provides direct oversight for the largest development projects. Establishes and oversees budgeting and financial goals. This role is also responsible for the interface between Development and the LCS Real Estate team. It is also a primary responsibility of the incumbent to ensure that the Development and Real Estate team have a cohesive strategy in place to maximize investment and development opportunities through astute investment of our resources. The flow of information and effort between our Development and Real Estate team should support LCS’s strategic vision by ensuring we are supporting our development efforts with our investment expertise (and vice versa). The incumbent is also responsible for building LCS’ reputation with potential investors, clients, partners and investment advisors
Organizational Relationship: This position reports to the President/Chief Operating Officer. Essential Duties and Responsibilities
1. Leadership of the Development Team • Provide direction and support to all direct reports to ensure all activities are linked to the company strategy • Ensure all staff members have appropriate development opportunities and that they receive feedback regarding their performance on an ongoing and timely basis • Provide support to team members in a manner that assists them to achieve goals • Lead a culture of respect and open communication • Oversees all development, expansion and renovation projects • Works with Directors of Project Development, Design, and Construction to ensure development workflow is maintained • Oversees market research, compliance, and marketing for all development projects
2. Strategic Direction • Establish new project growth to meet Development / LCS targets • Establish and maintain strategic direction, including strategies to diversify fee sources (e.g., build out of LCS-Westminster Portfolio, Development of Start Up Life Plan Communities – NFP clients, providing master planning/repositioning services, development of LCS prototype IL/AL/MC (The Delaney), Development Consulting (fee for service business) • Develops and maintains contacts with industry organizations and sources of deal flow (e.g., developers, property managers, lenders etc.…); oversees due diligence efforts; evaluates proposals for prospective real estate investments; oversees legal and financial assessments of existing and prospective investments
3. Collaboration with key internal stakeholders • Interface between Development and Capital Markets on investments for new project ideas • Interface with Market Research team regarding opportunities for sites for development • Work directly with Vice President/Director of Finance & Property Development to ensure adequate development workflow and volume to support the staff.
4. Financial • Financial management of the project portfolio • Overhead cost management • Oversees development and ongoing monitoring of Project Capital Cost and Flow of Funds for each development project. All project budgets to be updated on a quarterly basis
